The 2nd Quarter Stephenville Housing Report is out, and according to most indicators, the housing market remains strong. The report compare this year’s 2nd quarter results with last year’s and overall, things look good.
While there are a few more months of inventory out there this year – 3.9 months compared to 2.3 months last year – median home prices rose by 13 percent to $136,750 and single-family home sales are up by 14.3 percent from this time last year.
The number of active listings was down from 64 percent in 2015 to 56.1 percent this year, and houses have stayed on the market two days longer than last year at 54 days.
Of all the homes sold in the 2nd quarter of 2016, 89.06 percent were priced at $199, 999 or less, with 10.94 percent in the $200,000 to $499,999 range. No homes over $500,000 or more were sold in the quarter.
